What is an Energy Performance Certificate?
The EPC is an official document that classifies properties in energy categories, from A+ (high energy efficiency) to H (low energy efficiency). The certificate describes the estimated annual energy consumption and carbon dioxide emissions of the property, taking into account heating, cooling, hot water systems, as well as the contribution of renewable energy sources.
When is the EPC required?
- The issuance of the Energy Performance Certificate is mandatory in the following cases:
- Leasing (renting) part or all of the building.
- Sale of a property.
- Participation in energy upgrade programs, such as "Exoconomo".
- Radical renovation of a building.
Validity
The PEA is valid for 10 years from the date of its issuance, unless major changes are made that affect the energy efficiency of the property (e.g. upgrading heating/cooling systems, insulation).
